Buying Property in Cyprus: A Practical Guide
How buying in Cyprus works for overseas buyers: permits, title deeds, contract deposit, transfer fees and euro pricing, with local support.
Who can buy property in Cyprus
Your nationality decides which route you follow when you buy. Citizens of European Union and European Economic Area countries may buy without the permit that other foreign buyers must obtain. Buyers from outside those areas need a permit, issued on behalf of the Council of Ministers, before the property can be registered in their name.
We can tell you early which category you fall into, so the permit stage never comes as a surprise.
How ownership is registered
Ownership is recorded with the Department of Lands and Surveys, which issues the title deed in the owner's name. That deed is the document that shows the property is legally yours.
Before you sign, the seller must attach to the sale contract a recent certificate from the same department. It lists any mortgages or other encumbrances on the property, so you can see what the home is tied to.
Protecting yourself after signing
Once the sale contract is signed, it should be deposited with the Department of Lands and Surveys within the legal deadline. Doing so protects you as the buyer if the seller fails to transfer the property. Your lawyer will normally handle this step, and we will keep track of it with you.
Taxes and fees on a purchase
Where a purchase carries VAT, which is usually the case with new homes bought from developers, no transfer fee is due. In other purchases, the buyer pays a transfer fee to the Department of Lands and Surveys.
Cyprus has abolished stamp duty, so newly signed property sale contracts no longer attract it. Prices are set in euros, which is the national currency.
