Buying Property in Sharjah: A Guide for Overseas Buyers

How foreign buyers can own property in Sharjah: approved areas, registration, off-plan safeguards, currency and how a private viewing works.

Who can buy in Sharjah

Foreigners of any nationality may own property in Sharjah, but only in the development projects and areas the Sharjah government has approved for them. So the first step is not choosing a home, it is checking that the project you like sits within an approved zone. We build every shortlist with that in mind, so you only see homes you are actually allowed to buy.

Right now there are 18 projects you can browse on this page, each shown as a card with its details.

What it costs to get started

Prices for homes here start from AED 464,000, and the average price per square foot is AED 550-1,400. Both prices and official fees are quoted in UAE dirhams, the national currency, which is pegged to the US dollar. If you earn or hold funds in dollars, that peg makes the dirham cost easier to follow, though you should still plan for your own bank's exchange rate on transfers.

How a purchase is registered

The Sharjah Real Estate Registration Department records property sales and issues the title deed. Buyers pay registration fees to the department when the sale is recorded, so these belong in your budget alongside the purchase price. We walk you through each step so you know what is due and when.

Buying off-plan: the safeguards

Developers must register each project with the Sharjah Real Estate Registration Department before they market or sell any of its units. For off-plan projects registered under the current rules, there must be a project escrow account, and developers may not collect buyers' payments anywhere else. Off-plan sale contracts are also certified by the department, on contract forms it has approved.

Before you pay anything, we suggest confirming that the project is registered and that payments go only to the escrow account. Ask us and we will help you check both.

Viewing from abroad

Many of our clients see their first homes from another country, so we keep the process simple. We prepare a shortlist made to your brief, then arrange private viewings, in person or remotely, at times that suit you. You can reach us by phone or email, and we reply to both.
